On a site spanning 3.25 acres and including 1.5 million square feet of residential and public realm development, Echelon Seaport is bringing a unique living experience to the Innovation District. One of the largest residential developments in the neighborhood, Echelon Seaport innovates the traditional Boston mid-rise residential block by creating meaningful public spaces and towers with distinctly slender massing and stepped terraces. CBT, working with design firm Kohn Pederson Fox Associates, has reframed this otherwise massive city block by breaking the parcel into three 21-story towers and an active network of pedestrian walkways, galleries, and memorable public spaces. The towers are comprised of 717 residential units (a blend of rental and condominium) with amenities that include indoor and outdoor pools, residential lobbies, and shared parking facilities.
Due to the highly integrated nature of residential design — demanding the careful coordination of unit residential design and exterior facade design — a clear and direct communication plan between the two firms was necessary for success. As a result, the process included weekly and sometimes daily reviews of various design iterations between firms to ensure the developed design was fully coordinated between KPF and CBT. The project's success hinges on this open communicative relationship. Detailed communication was an effective design management approach that involved shaping early design process sketches, drawings, and BIM models for joint review and evaluation that ultimately led to successful integration. These frequent interactions bred a congenial rapport and high level of trust between the two firms that, in turn, gave rise to an excellent team environment where all team members were focused on the success of the project design.
