Balghaiylam Master Plan

Balghaiylam is guided by a series of project goals and themes which have driven the development and design of the master plan. The project is envisioned primarily as a new model for a complete residential community development living that will appeal to the aspirations of up-and-coming generations of Emiratis while supporting the traditional social values of their culture. 

The project seeks to deliver products which cater to every sector of the market, offering a wide range of options for accommodation replete with easily accessible public amenities, open spaces, and leisure facilities. Community Living - The biggest selling feature of Balghaiylam's master plan is the idea of community living that it propagates. The project is laid out in a manner that enriches social interaction and harmony through a series of common public spaces and amenities that are equally accessible to all residents of the community. Plazas and parks in every neighborhood are designed to entice all demographics of the society, thus promoting reciprocity, without interfering with the privacy of each household. Landscape - A key aspect of any healthy neighbourhood is its level of interaction with landscapes - natural or man-made. The project design successfully weaves a network of open spaces with the built form on the site. The central green spine that connects to local neighbourhood plazas and parks by a web of linear parks, ensures that the open spaces come in all shapes and sizes and cater to all kinds of needs and activities. Living - Given the local climate, ensuring outdoor thermal comfort in a project like this becomes a matter of paramount importance. The master plan design carefully tends to the requirements laid out in Estidama through a series of landscape strategies. To promote a healthier lifestyle, special attention has been given to shield the people using pedestrian and cycle tracks from heat via adequate tree cover and shading devices.
