Diverging from the industrial, craftsman aesthetic of its sister building, The Smith No. 99 uses custom millwork, stone accents, and deep natural colors to create a warm, welcoming space that feels like stepping into the woods. An electric fireplace surrounded by white-washed brick, comfortable seating, and a coffee/juice bar in the lobby invite residents to stop and socialize with their neighbors. The ground floor wraps around a lush courtyard and features a Tech Lounge with booth seating and a long banquet table, offering a range of co-working options, as well as a fitness center and yoga studio with views to the outdoors. On the second level, overlooking the Tech Lounge, a Creative Business Center provides private, professional spaces for meetings. 

On the upper level, a spacious kitchen and living room provide ample opportunities for residents to gather, relax, and play games. Lounge seating, a communal kitchen, and pool table invite socialization, with spaces set aside for quieter relaxation. In warmer months, the 11th floor amenity deck offers views of the city as residents unwind by the pool, while the attached sunroom creates a climate-controlled space to have a drink and soak up the sun. 

The Smith No. 99 brings sustainability and wellness to the forefront of its design, earning LEED Gold certification and a two-star Fitwel rating. It has earned its reputation as a calming oasis in the South End and as a complementary sibling The Smith 89.
