One Harbor Shore, a new 14-story residential building located on one of the last remaining parcels on Boston’s Fan Pier, is bringing 122 luxury condominiums to the Seaport. The building contains 250,000 square feet of residential and mixed-use programming, along with 23,500 square feet of civic and cultural space integrated on its lower two floors.
CBT’s design started with a simple rectilinear form, that engaged cleanly with the existing foundations built years earlier. Drawing inspiration from the running-bond brick pattern commonly found on buildings throughout Boston, the façade creates a continuous pattern that wraps around the form, transforming what could have been a conventional glass box into a sculptural architectural expression. The pattern provides rhythm, depth and hierarchy across the elevation, creating a richly articulated façade with layers of light and shadow that bring depth, texture and movement to the building throughout the day. This composition breaks down the perceived scale of the building, integrates balconies in a cohesive language, and creates a dynamic façade that is continuously animated by changing light and shadow.
While the running-bond frame provides a unified architectural identity, it is intentionally calibrated to respond to its context. Facing the Seaport, the frame tightens into a denser, more tectonic grid that reinforces the building’s urban presence, provides greater solar modulation, and establishes a strong street wall. As the building turns toward the waterfront, that same framework gradually opens, allowing larger expanses of glass to maximize daylight, frame harbor views, and strengthen the visual connection between interior living spaces and the panoramic view beyond.
On the side facing the park, a series of notches expose the corners, affording harbor views to residences along the entire elevation. The result is a building that feels grounded and composed within the city while becoming increasingly light, transparent, and outward-looking as it engages with the harbor.
One Harbor Shore is designed to achieve LEED Gold certification and features thoughtful resiliency measures to protect the building as well as strategies to reduce water and energy usage, saving costs long-term for residents and building owners.
