Conceptual Urban Lab/Office Design

The bold and dynamic vison for this new lab/office transit-oriented development is based around active engagement with a highly active urban surrounding fabric. The design responds to life science and innovation companies goals of locating their operations in the heart of an urban center where their employees will flourish and new employees will be drawn. The design approach is for a highly porous and transparent public realm, one that engages and connects the various edges of the transit-oriented site. This porosity will serve to draw people in to pass through, but also to linger, thereby creating a pedestrian prioritized experience, and enhance the emerging walkable neighborhood.

By splitting the site into two buildings, each building is right-sized for the current market, is environmentally responsive, and allows the office plates to be more connected to the public realm. The design unexpectedly includes a dramatic serpentine bridge that connects the major components to one another and to the surrounding city. Pedestrians will have access to a major transit hub, expansive retail, an elevated sports court, a community center, and rooftop restaurant open to the public (“the skypark”).
